OUR PEOPLE - CHONG YUH MING

CHONG YUH MING (“Chong”) is a University Malaya graduate. He has attained the Bachelor of Building Surveyor (2007). He was under the employment of Sunrise Berhad, an award-winning property development company, ranked among the Top Ten in The Edge Malaysia’s Top Ten Property Developers Award. During his employment with Sunrise Berhad, he joined as a Project Executive and was successfully promoted to a Senior Executive within a short period of time due to his top-notch performance.

Chong is able to work under pressure. He is a speed learner and is easily adapted to changes/environments.

Chong is always willing to learn and expand the scope of work to meet company’s vision and mission. He is able to work as team and inspire others to achieve the common goals and objectives.

PAST & PRESENT OF ROLES AND RESPONSIBILITIES:

Development Budget Monitoring:
At all times, ensure overall Development Budget do not exceed approved budget.
Revise/seek management’s approval to necessitate additional budget for unaccounted elements.
Monitor on monthly basis to actual vs. financial forecast for the project.
Meeting quarterly financial target approved by EXCO.

VO Resolution & Final Account:
Rationalize and justify variation works deemed necessary to complete the projects.
Formalize and obtain approval (in accordance with MAL) on variation costs.
Resolve any form of obstacles to obtain internal approval for all Variation Orders.
Schedule prompt commencement of negotiation with Contractors based on rate/price.
Monitor compilation of documents and arrangement for the closure of final account.
Chair and prepare minutes for VO and Final Account Meeting.

Detail Designs / Construction Drawings:
Review with team members of technical details to meet standard practice and construction budget.
Ensure adequate and complete tender details/drawings/bills for minimal addendum.
Monitor timely issuance of construction drawings from Consultants based construction schedules.

Verification of Contractors claims and Monitoring of Construction Cash-flow Projection & Financial Forecast:
Check and verify basis for VOs (i.e. contract’s provisions, back-charges, preliminaries provision).
Verify against monthly Cash-flow Projection for Construction Cost (incl. prelim expenses).
Verify against monthly financial forecast (cost code: 4511) approved by EXCO.

Processing of Consultants’ fees (post- launching)
Check and verify claim against stages of services rendered with reference to Fee Payment Schedule.
Prepare payment certificate to FSS for disbursement of consultancy fees & charges.
Verify against monthly financial forecast approved by EXCO.
Assessment of Consultant’s Performance
Carry out evaluation of Consultant’s performance based on Performance Assessment Criterion.

Project Management Programme
Prepare overall Project Management Programme which schedules all the major Milestones Dates.
[to be met throughout the course of project implementation in order to achieve overall completion before the Delivery of vacant Possession (i.e. Schedule H, 36 months from the signing of 1st S&P agreement].

Tender Schedule
Prepare overall Tender Schedule in response to the Construction Programme.
Resolve obstacles of probable delay to tender calling and/or award, ensure timely award.

Stage Claims / Billings
Prepare overall Stage Claim Schedule, monitor on bi-weekly basis Stage Claim.

Resolve obstacles of probable delays to ensure Stage Claim Schedule is met.

Project Management Meeting
Chair Project Management meeting with members in different departments (DEV, Procurement, DAS and etc.)
To make decision on current issues, focusing on the respective agendas: Project Milestones; Construction Costs;
VO status & resolution; Tender status and progress; Quality Issues; and Others related issues.

Management of Certification of Completion & Compliance (CCC)
Compile all necessary documents and Monitor Closely on all Authority Inspection.
Upon completion of Authority inspection, compile all supporting letters to deliver Vacant Possession.

Management of Customization & Purchaser’s comments / requests
Ascertain and define scope & options for customization, collaborate with other respective departments.
Upon receipt of confirmation of selected option/s from Purchasers, to execute customization.

Assist Project Architect in Managing the Project
Prepare and issue Architect Instruction timely for the followings:
Variation works/Drawing issuance (based on PAM 2006) and Formalization of EI issued by other consultants.
Chair and prepare minutes of meeting for Client Consultant Meeting and Site Meeting with Main-Contractor.

OUR PEOPLE - LEE ENG KUN


LEE ENG KUN (“Lee”) is a dedicated person. He carries out his duties with full responsibilities and commitments. He is always open to new ideas and is willing to learn at all times. He likes to upgrade and enhance his knowledge and acquire new knowledge from time to time. He is able to work in a dynamic cross-functional environment. He has a proactive and good attitude with a strong sense of urgency (e.g. to plan, implement and monitor projects to ensure timely completion and delivery).

Lee has gained good track records of customer segmentation strategies and proposition development. He has also attended courses at The Association of Consulting Engineers Malaysia (ACEM) in respect of Civil & Structure, Mechanical & Electrical to enhance his knowledge. He also has knowledge of planning software such as Microsoft Project and AutoCAD.

Lee has vast experience in planning, designing, implementing and commissioning of various projects including management of building and renovation works as well as submissions of tenders in related to mechanical and electrical services (i.e. air-conditioning and mechanical ventilation, plumbing, minimum fire fighting, electrical, data cabling, extra low voltage services, renovations and etc).

PAST & PRESENT OF ROLES AND RESPONSIBILITIES:

Leading the Project Execution Team such as supervising and/or liaising with internal and external parties involved in related projects such as internal staff, department, representatives, main/sub-contractors and suppliers to ensure that the project work can be done smoothly within the budget and specified time frame.

Conducting site checking/inspection and following-up with requisition list from related projects including taking measurements, checking and verifying all claims made by main/sub-contractors.

Ensuring effective financial management including project payments and invoicing as well as project receivables and billings.

Responsible for sourcing materials, suppliers and sub-contractors for sub-contract work and liaise with internal purchasing, delivery and design department.

Attending to site/technical meetings and discussions with clients, consultants, main/sub-contractors, architects concerning project’s technical / trouble-shooting and co-ordination issues.

Proposing drawings and producing designs and attending to design discussions with clients as and when required.
Compiling, preparing tender documents for submissions.

Attending to matters in relation to government authorities / submissions as and when required.
